About St. Petersburg Medical Office Building
Construction is complete for the new medical office building at 10051 5th Street North in St. Petersburg, FL. The three-story medical office building is home to All Florida Orthopaedic Associates (AFO), now operating under Florida Orthopaedic Institute (FOI) following the groups’ 2025 merger. The building features a clinic on the first floor; Physical Therapy, Diagnostic Imaging, and Administration on the second floor; and an Ambulatory Surgery Center (ASC) on the third floor.
The third-floor ASC is operated by United Surgical Partners International (“USPI”), one of the nation’s leading providers of ambulatory solutions, with a combined network of over 400 facilities across the United States. The ASC consists of six (6) operating rooms and dedicated pre-operative and post-operative areas.
The project covers 3.7 acres, located on the corner of 4th Street North, and Gandy Boulevard. The site is accessible from Roosevelt Boulevard, 4th Street, Gandy Service Road, and the newly elevated Gandy, as well as from 9th Street North via Executive Drive. The location is 3.6 miles from the previous AFO facility and offers excellent access from St. Petersburg, Tampa, and points north and south via US-275.
This location provides exceptional visibility and exposure from 4th Street. Even more significantly, the building pad is elevated to 11′, approximately 5′ higher than the previous building’s elevation at the site, with the first floor 2′ above the flood level. The three-story building rises an additional 52′, making it 57′ above the elevation of 4th Street. This height makes it a way-finding landmark, offering excellent signage opportunities and ensuring strong visibility for the new AFO location. Additionally, the new location helps prevent traffic stacking on 4th Street, increasing safety for patients and staff.
