New All Florida Orthopaedics Office Goes Verticle in St. Petersburg

St. Petersburg, FL (January 13, 2025) — Construction of new orthopaedic office in St. Pete accounts for flooding risk.
Construction is underway on a new 60,880-square-foot medical office building in St. Petersburg.
Optimal Outcomes LLC, a St. Pete real estate developer focused on the health care industry, recently went vertical on a three-story building located at 10051 Fifth St. N for All Florida Orthopaedic Associates.
All Florida, which recently merged with the Florida Orthopaedic Institute, will use the new space as its main hub and to replace an outdated facility on Fourth Street. It has three other locations in Pinellas County.
The new $48 million facility, expected to be completed by November, will house up to 14 physicians and include clinical space, diagnostics, an MRI suite and an approximately 6,000-square-foot rehab area. The third floor will be dedicated to outpatient surgeries.
It’s a convenience factor as well as an efficiency play for the practice
said Patrick Marston, principal at Optimal Outcomes. Before construction could begin, Optimal Outcomes elevated the site using fill dirt so the new building could stand 11 feet above the floodplain and 60 feet above Fourth Street. That will give the building better visibility.
It’s not going to be something that can be missed. It’ll be good for patients and for the practice.
Optimal Outcomes purchased the 3.73-acre site for $8.75 million in 2023, according to Pinellas property records. At that point, the site was occupied by an office building built in 1975 and was most recently home to Optum Primary Care. It took several years to find a site with enough parking for All Florida, Marston said.
These things tend to have a long lead time, and health care has challenges when they try and assess these projects. It’s a major undertaking financially and operationally.
